When you’re planning to sell one home and buy another, the two decisions are connected. A useful starting point isn’t choosing which home to tour first—it’s understanding what needs to happen for your move to work.
Start with the dates that matter
Write down any timing constraints: a lease ending, a work change, a preferred moving period or a date when your current home could be ready. Separate firm deadlines from preferences. That distinction helps make the conversation more practical.
Identify the questions you need answered
Do you need the proceeds from your sale for your next purchase? Could you manage a gap between homes? Would overlapping ownership be feasible? Your lender can help you understand financing options and qualifications. Those answers should inform your plan before you commit to a purchase strategy.
Prepare both sides of the move
For the home you’re selling, make a list of its condition, known concerns, preparation needs and any records you already have. For your next home, separate must-haves from preferences. A shorter, clearer list makes it easier to evaluate tradeoffs.
Discuss the sequence before making commitments
There is no single sequence that fits everyone. Timing, financing, property availability and the terms parties will accept all matter. Don’t assume dates will align automatically; discuss your proposed sequence with the professionals helping you.
